1. Bidder Registration: All prospective bidders must register and provide valid identification prior to bidding.
2. Property Description: Brick ranch-style home with 3 bedrooms, 1.5 bathrooms, a full basement, and attached garage situated on a large lot in Washington Township, Marion County.
3. Opening Bid: The auction will open with a minimum bid of $150,000.
4. Deposit: A $25,000 non-refundable deposit is required from the successful bidder on auction day.
5. Buyer’s Premium: A 10% buyer’s premium will be added to the final bid to determine the total purchase price.
6. Payment Terms: The balance of the purchase price is due by bank wire at closing, to occur within thirty (30) days of the auction. Payment shall be made payable to Fidelity National Title.
7. Possession: Possession shall be granted at closing.
8. Taxes: The Seller will pay taxes due and payable through the May 2025 installment. Buyer shall pay all taxes due thereafter.
9. Title & Deed: Seller will provide a General Warranty Deed and title insurance through Fidelity National Title.
10. Closing Costs: Seller shall pay standard closing costs typically paid by a seller in Marion County. Buyer is responsible for any lender-related fees or additional title endorsements.
11. Condition of Property: The property is being sold "as-is, where-is" with no warranties expressed or implied. No contingencies for inspections or financing.
12. Disclosures: There are no known material defects or disclosures at this time.

14. Right to Accept/Reject Bids: The Seller reserves the right to accept or reject any and all bids.
